Russian citizens lose property in Bulgaria due to fraudulent schemes

The Embassy of the Russian Federation in Bulgaria reported that it periodically receives reports of Russian citizens who have become victims of various fraudulent practices related to real estate in the country. According to the diplomatic mission, cases of illegal sales of apartments owned by Russians, carried out using false powers of attorney or based on non-existent obligations, are becoming more frequent.

Among the registered schemes, sales of property using forged documents stand out, as well as acquisition of property due to a fictitious debt, formed through the so-called “promissory note”. In such situations, the owner often finds out about the fraud only after the property has already gone through a public sale.

Bulgarian lawyers, quoted by the embassy, that legal protection in such cases is extremely complicated. The procedures for canceling an already carried out public sale or challenging actions in an enforcement case include numerous legal steps and often do not lead to a favorable outcome for the victim.

For this reason, the embassy recommends that all Russian citizens who undertake actions to manage property in Bulgaria — checking its status, following up on possible enforcement proceedings, or obtaining documents — consult only with verified and reliable lawyers.

The diplomatic mission reminds that timely legal advice can prevent losses that are subsequently difficult or impossible to recover.
